Construction Manager - Warehouse, Real Estate (Remote, Canada)

Anywhere Remote only

Full time

May 9

About the role

The Employee Experience team connects Shopify employees (known as Shopifolk) to our mission, to their work, and to each other by providing a wide variety of programs, projects, and services. These include, but are not limited to: Warehousing, Bursting (gathering IRL for multi-day touchpoints), Ports (physical spaces to burst in), the Digital Experience including home setups, Broadcast and Technical Infrastructure, Physical Security, Employee Travel, Health and Safety, and Events.

We’re searching for a Construction Project Manager of Real Estate Development, within our warehousing/fulfillment stream. This person is responsible for leading, managing, and administering the effective and efficient administration of the design and construction of Shopify’s development projects. The Construction Manager will manage the day-to-day activities of developing projects by administration of contracts, design development, construction, commissioning, and close-out, while ensuring Shopify needs are addressed (and anticipated!) As a rapidly growing company, we thrive on change, which allows us to design and construct a space much faster than traditional project control methodologies allow.

The purpose of this role is to manage internal stakeholders, subject matter experts, and a large team of external consultants and contractors in order to collect project requirements, deliver engineering and architectural drawings, specifications, contracts, and represent Shopify in managing the construction process to successfully deliver our physical warehouses.

You will be responsible for the successful completion of our warehouse builds, and to:

  • Gather program & project requirements, write briefs and develop detailed execution plans (timelines, budgets, resources & quality plans).
  • Manage a large team of internal stakeholders, subject matter experts, and external partners throughout the design and construction process. This includes working closely with Shopify’s internal finance and legal team.
  • Manage and report project status to Shopify executives.
  • Assist with defining and reviewing RFP tenders, including the technical program and project requirements.
  • Ensure consultant drawing coordination, constructability, and technical review of drawings. Includes coordination of drawings between all internal technical disciplines (network, AV, security) and external consultants.
  • Establish, negotiate, implement and enforce contract administration document controls.
  • Create and/or review design and construction schedules.
  • Review and manage project budgets.
  • Assist the leasing and development team to analyze budgets, value engineering and reviewing project feasibility in the early stages of a project.
  • Establish, negotiate, and administer vendor contracts.
  • Review invoices and provide final approvals.
  • Site inspections.
  • Identify, manage & mitigate risks.

Here’s what we are looking for:

  • You understand how to run great projects and have the ability to sense what is right vs what is broken. You can roll up your sleeves and get shit done, including taking on occasional side projects and initiatives. TLDR: You generally fill the gaps as you continue to build the rocket ship.
  • Warehouse Construction Project management experience
  • You’ve built empathy and high-trust relationships across teams. You are key to team culture.
  • Experience at managing and prioritizing many large projects in a rapidly changing environment with limited direction.
  • Ability to frequently travel internationally and domestically as needed
  • Demonstrated ability to read and understand architectural plans and drawings, contracts, budgets, schedules, and RFPs.
  • Experience working with clients in commercial/real estate development

It'd be great if you also had:

  • Project Management certifications or accreditation, like the PMI, etc.
  • 5 + years of experience with real estate warehouse development projects
  • 5 + years of construction management experience
  • Experience working with rapid growth companies.
